Meridian has a current development pipeline of 3.0 million square feet of first-class office projects planned in the metropolitan Washington, D.C. market. These projects include: 1.6 million square feet at National Gateway – Potomac Yard in Arlington, VA; a 16-story 290,000 square foot office building above the Bethesda Metro station in Bethesda, MD, and two office buildings totaling 210,000 square feet in Rockville, MD. In addition, Meridian principals have developed over 5 million square feet of office space over their careers. Virtually all of these previous projects have been delivered on schedule and within the budget for their investors and tenants.

The firm has complete project management capabilities for all stages of development including: land acquisitions, zoning, master planning, civil engineering, architectural design, pre-construction planning, value engineering, building permits, construction, marketing, and leasing.
Virginia Square Plaza
In June 2001, Meridian completed the construction of Virginia Square Plaza, located at 3811 North Fairfax Drive in Arlington, Virginia, a 10-story, 160,000 square foot Class A office building. Meridian rezoned the site in 1999 and began construction, on a speculative basis, in January 2000. This site offers an excellent location adjacent to the headquarters of DARPA (the U.S. Defense Advanced Research Projects Agency) and the Virginia Square Metro station. The building was sold in 2003 to an institutional investor.
National Gateway at Potomac Yard
In October 2004, Meridian acquired the remaining 15 acres of development sites at the Potomac Yard development in Arlington, Virginia, that are zoned for 2.2 million square feet of office space, 625 hotel rooms, 1,550 residential units, 210,000 square feet of retail, including a Harris Teeter grocery store and a two-acre “Center-Park,” that will feature an expansive lawn, paths, fountains and interactive water features. Potomac Yard is located near Reagan National Airport just south of Crystal City between Route 1 and the George Washington Parkway.
